What the Calculator Is Doing

The calculator estimates a level monthly payment for the loan amount, annual rate, and amortization term entered. It multiplies that payment by twelve, adds other annual debt service, and divides normalized annual cash flow by the result. The downside cards repeat the calculation after reducing cash flow by 10% and 20%.

Actual lender calculations can include different cash-flow adjustments, existing obligations, global cash flow, tax treatment, owner compensation, affiliate debt, standby treatment, balloon structures, fees, and program-specific rules. Use lender figures when available.

Start with Normalized Cash Flow

Do not automatically put advertised SDE in the numerator. Rebuild the seller’s figure from tax returns, statements, the general ledger, deposits, merchant records, payroll, and add-back support. Deduct a market replacement cost for owner work the buyer will not perform and restore recurring or deferred operating costs.

Maintenance capital expenditure, working capital, buyer taxes, and owner compensation may be analyzed separately from a lender’s formal DSCR numerator, but they still affect whether the buyer can safely operate the company and earn an adequate return.

Use the Full Debt Burden

Include the acquisition loan and other obligations that the relevant analysis requires. Seller notes, equipment debt, assumed leases, existing company debt, and contingent payments may affect cash even when treated differently for underwriting. Confirm treatment with the lender and counsel.

Stress the Assumptions

  • Reduce revenue and gross margin rather than only applying an across-the-board earnings haircut.
  • Add replacement payroll, benefits, recruiting, and seller-transition gaps.
  • Include lease increases, insurance changes, maintenance, equipment replacement, and working-capital swings.
  • Test customer loss, seasonality, delayed collections, and a slower transition.
  • Model rate, amortization, balloon, seller-note, and equity scenarios supplied by actual lenders.

Interpret DSCR Without a Fake Universal Threshold

A higher ratio provides more modeled room for volatility, while a lower ratio makes the outcome more dependent on every input being correct. There is no single threshold that this site can promise will qualify every buyer. SBA procedures, lender overlays, industry risk, collateral, buyer strength, equity, lease term, and transaction structure matter.

Use DSCR beside valuation and buyer-return measures. A deal may cover debt but leave inadequate compensation for the buyer’s labor or inadequate return on equity. Conversely, a transaction may have attractive theoretical value but fail because its debt structure is too aggressive.

Convert the Stress Test Into Diligence

When coverage fails under a reasonable case, identify the assumption responsible. The next action may be revenue verification, exclusion of an add-back, customer confirmation, capex inspection, a lower price, more equity, longer amortization, seller financing, contingent consideration, reserve funding, or stopping the deal.
